First-home-buyer schemes and support
Several government initiatives may help eligible first-home buyers overcome some of the common barriers to purchasing a home.
Each option has different eligibility requirements, property-price limits and participating lenders. Some forms of assistance can be combined, while others cannot.

The Australian Government 5% Deposit Scheme may allow eligible first-home buyers to purchase a home with a minimum 5% deposit without paying Lenders Mortgage Insurance.
Eligible single parents or legal guardians may be able to purchase with a minimum 2% deposit.

Help to Buy is a shared-equity scheme designed to bridge the gap between an eligible buyer’s deposit, borrowing capacity and purchase price.
Eligible buyers contribute a minimum 2% deposit and obtain a home loan through a participating lender. The Australian Government may contribute:
Up to 30% of the purchase price of an existing home
Up to 40% of the purchase price of a newly built home

The First Home Super Saver Scheme may help eligible buyers save for a deposit through voluntary contributions to superannuation.
Eligible voluntary contributions of up to $15,000 per financial year may count towards the scheme, up to a total of $50,000 per person, plus associated earnings.

The WA First Home Owner Grant provides a one-off payment of up to $10,000 to eligible buyers purchasing or building their first new home.
At a glance
The grant may be available when:
Purchasing a newly built home
Entering into an eligible building contract
Building as an owner-builder
Purchasing an eligible substantially renovated home
The grant is not available for an ordinary established home.

Eligible first-home buyers may qualify for reduced or no transfer duty when purchasing a new or established home, or eligible vacant land.
Home and land
For eligible transactions entered into on or after 7 May 2026:
No transfer duty may be payable on a dutiable value of $600,000 or less
A concessional rate may apply between $600,001 and $800,000
The concession does not apply above $800,000
Vacant land
For eligible transactions entered into on or after 7 May 2026:
No transfer duty may be payable on a dutiable value of $450,000 or less
A concessional rate may apply between $450,001 and $550,000
